Location Operations/Maintenance Specialist

Performs preventative maintenance, operates,
maintains and repairs HVAC equipment such as
boiler, chillers, pumps air handler units and
cooling towers and ensures that all equipment is
working properly and in compliance with
established standards. Reads and interprets data
from a computerized HVAC/energy management
system, CRT, charts, gauges, dials, thermostats;
makes adjustment and repairs to appropriate
equipment and instruments. Performs water
analysis and chemical treatment adhering to
state/local government regulations; operates
interior/exterior lighting system. Reads blue
prints, schematics, and technical manuals in
performing repairs and installation activities.
Inspects working order of fire and smoke alarm
systems, sprinklers. Performs plumbing
functions: install and repair flush units for
urinals and toilets, flush valves faucets leaks,
clogged drains and sewers, repair sinks and
commodes, etc. Performs painting functions:
taping, bedding, sanding, and texturing.
Performs electrical functions: repair and
replacing electrical fixtures, switches and
outlets, replace light fixtures. Sets up tables
and chairs for events as requested. Ensure safe
working conditions and the maintenance of all
MSDS (Material Safety Data Sheet) on file on all
hazardous materials. May requisition supplies,
parts, equipment and other related items. May
maintain inventory. May provide back up
assistance for other areas in the individual’s
absence. Performs other duties as assigned.
REQUIREMENTS: Associate’s degree or
higher plus technical certification in air
conditioning plus two year of experience in
repairing and installing commercial or
residential heating, air conditioning and
electrical systems equipment or
graduation from high school or equivalent plus
technical certification in air conditioning plus
four years of experience in repairing and
installing commercial or residential heating,
air conditioning and electrical systems
equipment. Working knowledge of at least two
other trades areas. Advanced knowledge of
computer technology to access, read, and
interpret data generated by the energy
management system and maintain records, generate
reports and communication with others. Requires
a valid Texas driver’s license. May be required
to work hours other than 8:30a.m. to 5:00 p.m.
Monday through Friday. Official transcripts and
